HCV Depreciation Report
As the last AGM it was decided that the Board of Directors should proceed with a Depreciation Report. A depreciation report is a professionally prepared report detailing the loss in value of a property or asset over time. The purpose of the report is to outline the long-term renewal costs and estimated useful life of the complex.
A draft report was submitted for the review of the board on Oct. 12, 2018. Input from the board has been incorporated into the final report. The Hellenic Community Centre and Church, built circa 1972-73, is a low-rise building comprised of a community centre and cathedral. The main construction is precast concrete panels with punched windows and a flat roof. The community centre has several halls, classrooms, offices and two community kitchens. The Church has a lobby, gathering area and the cathedral. Parking is surface and exterior features are limited to walkways. The domestic hot water system is comprised of a gas-fired water heater. Outdoor packaged units, servicing the main spaces are gas-fired heating with electric cooling. The main electrical service into the building is provided by a dedicated 12.5 kV 120/208V step down transformer. Lighting throughout the complex is a mixture of pot lights and T12 fluorescent fixtures. The building is monitored with a camera security system and is equipped with a fire alarm panel.
